To Be Selling, It Must Be Compelling

After a slower than expected start to the 2025 selling season, we’ve been able to rally and put together some great transactions for our clients. The mantra that I’ve been forced to adopt is ” To be selling, the deal must be compelling.”

For both buyers and sellers we’ve seen compelling properties stand out in a field where much more choice exists than it did for the previous few years. Both savvy buyers and sellers are adjusting to new market and economic realities, and deals are happening.

Observations from the graph below:

The average price of an active real estate listing in Sarasota County is down over 40% from 2022 to 2025, signaling less strength at the top of the market.
The average sale price of a listing in Sarasota county is down about 9% from a year ago, but still up an average of 5% from early 2022.

In summary, we are seeing less high-end offerings in the ultra luxury market, and more moderately priced inventory on the market. And prices are indeed retreating, but in most cases they are still well above their pre-pandemic levels leaving sellers with plenty of equity, albeit not as much as a year ago.
